How Do I Know I Need To Replace My Roof?

Probably the most common question a homeowner asks themselves is, “How do I know if I need to replace my roof?” In this blog we will be going over the 4 signs that will indicate you might need a roof replacement.

Do You Need A New Roof?

When it comes to the roof over your head, don’t take any chances.

A roof can naturally reach the end of its life without experiencing any roof repairs. Typically, an asphalt shingle roof in Spring, TX will last 20-25 years. Knowing what to look for is the first step to determining whether it is time to replace your roof. If you do need to replace your roof, the average price to install a new roof is $8,000 – $12,000.

If you are unsure, call your local roofing company! At HHH Roofing, we are always giving free roof estimates to make sure the roof over your head is protecting the family you love.

PRO TIP: If you neighbors are all starting to replace their roofs, that could be a signs that you should do the same!

4 Warning Signs You Need A New Roof

1. Your roof is getting old

Depending on the material of your roof, most homes in America have asphalt shingle. There are two types, the 3-Tab Shingles and the Architectural Shingles.

20 - 25 Years

Living in the Houston area, we get very extreme weather from lots of rain, heat, wind, even Hail. All these factors are going to affect the lifespan of your roof. Older roofs were often created with materials that are no longer useful or considered strong today. At HHH Roofing, our professional roofers recommend at the 15 Year mark to get a roof inspection

2. Condition of your shingles

Inspecting your roof’s shingles is another way to determine whether you need your roof replaced. Shingles will curl, be missing entirely, and even cracked.

If you roof has 10 or 15 years and you notice a lot of loose granules when inspecting the roof or even in your gutters, that’s a sign of a problem. The granules on shingles help keep the sun off the asphalt, so once they fall off your shingles will start to deteriorate and are more susceptible to leaks.

When it comes to shingles as time goes on the shingles get hard, very brittle and the nails start to come out. If you start to see the fiberglass from your shingles, that is a great indicator that it time to get your roof replaced. The exposed fiberglass of the shingle is essentially the backbone of the shingle which is now exposed and you will start to notice it on those sunny days where you see shiny white flashing back at you. That shine is a deadly sign to replace your roof.

3. Roof Leaks

Once a roof has been having multiple leaks in different areas, then the roof is probably pasts its prime. Multiple roof repairs over the years is a great indicator to replace your roof. At HHH Roofing, we take pride in being able to solve every repair with our experienced roofing team in Spring, TX we like to be honest when a homeowner needs to start thinking about a replacement.

A sagging roof is typically an indication of a structural issue. There could be rotten plywood underneath the shingles or even damaged plywood.

4. Neighbor's roof

Look around your neighborhood! Most neighborhoods have the homes built around the same time using the same material. It’s the best indicator to get a roof inspection for your home.

How To Hire A Roofing Contractor In 2021

How to hire a roofing contractor in 2021? We know it’s hard to trust a contractor nowadays. The Roofing industry doesn’t have the best reputation. If you don’t know anything about roofs you might be wondering “how am I suppose to hire a roofer?” That’s why we made this blog to help homeowners like yourself find a good reputable roofing company near you

Websites We Recommend To Hire A Roofer

1. Google

Google is usually the most popular. It’s a great place to find roofing companies but there are different sections.

  • Google Local
  • Ads
  • Maps
  • Organic Search

2. HARCA (Houston Area Roofing Contractors Association)

If you want more pre qualification and want to hire a licensed roofer go to HARCA

HARCA is a sub chapter of NRCA, National Roofing Contractors Association. To be a member you have to apply. Some of the pre qualifications are (Licensed, Insured, Number of Years in Business, Owner in good standing, etc.) Roofing companies that are involved in HARCA are companies that care about improving their business.

3. Directorii

This is a great third party platform that connects homeowners with roofers. They do a good job of prequalifying companies and even offer a guarantee. The owner owned a roofing company in the past and actually cares about connecting good roofing companies.

4. BBB (Better Business Bureau)

The BBB has been around for a long time. I wouldn’t hire a company just because they are on the BBB. Now don’t get me wrong the BBB is better than nothing. However the pre qualifications aren’t strict and there are a lot of bad companies on the BBB. But it’s still a good platform to find local roofers, just do your own research.

What To Look For In A Roofing Company

The websites should help you find some good companies. Here are some things you should look for when choosing a roofer.

  • Local & Experienced: This is the number one thing I tell homeowners. Hire a local company that has been in business for a few years. You do not want to hire a company that is not from town or a company that has no experience.
  • Licensed & Insured: In Texas a roofer does not have to be licensed. Because of that you have a lot of “roofers” that come in trying to make a quick buck. Hire a company that is licensed because you know they are following building codes. Also hire a company that is insured so you do not have any issues with a worker getting hurt on your property.
  • Certified, Awards, Reviews: Look for companies that are certified with their shingle manufacturer, to protect your warranty. Look for awards, BBB, Local Awards, Reviews on google, etc. All these things will help see if this company is a quality company.

Websites We Don’t Recommend To Find A Roofer

There are 3rd party platforms that connect roofers and consumers. However a lot of these don’t qualify the roofing companies and will recommend anyone as long as they pay. A simple YouTube search will explain why these aren’t always the best options for you to find a roofer.

  • Home Advisor
  • Angie’s List

Services A Roofer Offers

Roofing services vary from contractor to company. Although, most companies offer the same services. Make sure to ask the company as soon as you get in contact with them. Some common roofing services include:

  • Roof Inspections for leaks/damage
  • Repairs and Maintenance
  • Installations
  • Replacements

Choosing The Right Roofer

After completing your research, you will have 2-3 roofing company bids to choose from. Depending on your budget and schedule, you will choose the right bid. As long as you have chosen a roofer who is local, licensed and experienced, you should be happy to know you will have gorgeous new roof that will last for years to come!
