TPO roofing systems are widely used on industrial buildings because the material is affordable, the heat-welded seams are strong, and the reflective white surface pushes back against the Texas sun. A properly installed TPO roof gives a building two to three decades of service with modest upkeep.

On a standing-seam or corrugated metal deck, the failure points move to the fasteners, panel laps, and flashings. Metal has a long life when it is detailed correctly. Often a coating is the smarter money — but only when the roof underneath qualifies.
