Factors that affect the price of a new roof

After calling 3-4 different local roofing companies, you start to wonder why all the roof replacement estimates are different. There are many factors that affect who you ultimately select as your roofing contractors, such as reputation, license and insurance. 

How does a roofing company price a new roof? Here are the 6 factors that will affect the price of your roof estimate:

1. Roof Size

The size of your home is not the same as the size of your roof. Roofers will take an accurate measurement using square footage and divide that number by 100, giving them what is called a roofing square. You need to consider whether your roof has a lower or higher pitch. There are various roof types such as gable, hip, mansard, and others that cost more than a flat roof.

The pitch elevation makes a difference in the installation cost, as the steeper the roof, the more surface area. Synthetic Underlayment:

  • Lighter in weight making it easier and safer to install
